Don’t underestimate the power of lighting when designing your short-term rental. Swapping out basic, builder-grade fixtures for intentional, stylish lighting can instantly elevate the feel of your space and create a warm, welcoming atmosphere that photographs beautifully. Thoughtfully chosen pendant lights, statement sconces, or a bold chandelier enhance the design and create a vibe throughout your property of warmth and coziness. Lighting sets the tone—literally—and can transform an otherwise average room into a standout experience that drives bookings.

  • Pro Tip: Check the box for the bulbs you’re ordering, and try not to exceed 3000k in “color temperature” for your lightbulbs. 2700k is even “warmer,” and ideal for bedside sconces, standing lamps, and other areas. Nobody wants to stay in a place with “hospital lighting

Statewide Updates

Jeffco STR Regulations: Draft Proposal & Feedback Opportunity

Big news for STR operators in Jefferson County! After a long period of silence, there’s finally movement: Jeffco has released a draft proposal for updated short-term rental (STR) regulations and is actively seeking community feedback. The deadline to respond is Saturday, July 20.

📌 Key Proposed Changes:

  • Buffer Zone Rule: STRs must be at least 750 feet apart, but primary residences are exempt from this rule.
  • Cap by Fire District: Non-primary STRs will be capped to 1% of total dwelling units per Fire Protection District—again, primary residences are exempt.
  • Local Contact Required: A local representative must be available within 30 minutes of the property.
  • Non-Primary STR Allowed: Property owners may operate one STR that is not their primary residence.

These proposed changes are notably more flexible than the prior 1-acre minimum rule and reflect thoughtful input from stakeholders like you.
